Floor Care Manual Stripping
Program
Remove all objects from the floor area and have all your equipment ready so you don't have to leave the building during the job. Dust mop the entire area checking and removing any gum stuck
to the floor. When removing gum be sure not to scratch the surface with
your equipment.
Set up your wet floor signs where necessary to indicate where the floor is being stripped. Mix the First Strike at 4 parts water to 1 part concentrate in warm water. Apply the stripper to the floor liberally making sure there is enough on the floor so that it doesn't dry. When using a floor machine try not to exceed 100 sq. ft. per section. Let the stripper sit for 5 to 7 minutes so that it penetrates to the surface. While you wait use the baseboard tool along the edges and into the corners where the machine will not fit. Now using the floor machine scrub off the finish in a slow side to side pattern until you have finished the area. Now pickup the results with the wet/vac and continue this way until the whole floor is stripped.
To a clean bucket of water add 6 oz. of Relief Neutralizer and apply to the floor rinsing away any excess stripper and preparing the floor for recovering.
Put an appropriate sized garbage bag inside your bucket. This provides a clean area to work from an easy cleanup when you have finished. Pour Victory Sealer into the lined bucket. Set up your wet floor signs where needed. Put finish mop into bucket and then lightly push against the wringer. Do not use the wringer on the mop head. Have the bucket behind you when you work and lift the mop out of the bucket placing it on the ground near the wall. Bring the mop down the far wall mark out and area on each side and fill in using a lazy figure eight movement. The finish will level well. Continue in this way until the floor is fully sealed. Allow this first coat to dry up to 30 minute. If you need a second coat of sealer, then apply.
The Relief is necessary to bring the floor to a neutral pH. Strippers are usually 11 to 13 in pH. The Relief brings the pH down to near 7. This is important because the sealers and finishes are at a 9 to 9.5 pH and if your floor is not neutralized there is a chance the finish will be dull or walk off because it didn't bond to the floor surface properly. Wash all equipment. Do not use bleach on any mopheads. Once the sealer is completely dry then using the same procedure apply the Lustre Finish. In any given situation there should be at least two coats of Lustre applied over your sealer. This allows for an excellent shine and durability on the floor. While each coat is drying make sure your equipment used on site is cleaned to be ready for the next job. Always review each coat of finish to eliminate any misses as you lay it down and before you leave it to dry. Once the job is completed get rid of any excess finish or sealer. Do not pour back into containers. Wash the finish mops with detergent if necessary and either hang to dry or put into a labeled bag. Do not use bleach. Maintenance - Dust &
Damp Mopping
Vacuum any small matting and put to the side. Then remove any objects in the usual way. Using a figure eight movement dust mop the floor removing any gum using your putty knife. Remember not to scratch the floor surface while doing this. Pick up dirt with broom and dust pan. Set your wet floor signs in the right areas as there may be be people still in the office or on site and you don't want them stepping on the wet surface. Using cold water in your bucket add it to the Jubilee Cleaner. Apply lightly to the floor and allow to dry. No rinsing is needed. If you are cleaning large areas pay attention to how dirty your water is becoming. Change when needed and add Jubilee again to the cold water. Finish area and allow to dry before removing wet floor signs. Always treat your dust mops at the end of the night so they are ready to go when you need them at the next site or the following day. Rinse out your buckets and clean your mops. Do not use bleach, use detergent.
Have all your equipment on site. Remove any object on the floor out of the way where you can. Dust Mop entire floor area and remove dirt from floor. Using a degreaser or Jubilee Floor Cleaner in cold to warm water, soak the area you want scrubbed, 100 to 200 sq. ft. and after applying your scrub pad to the floor machine start scrubbing in a slow pattern until done. Pick up the sludge with your wet vac or mop it up. Rinse the floor well after you have finished scrubbing the entire area. Check the floor after drying for residual. If it is apparent then you must rinse again. (If your purpose is to buff the floor or burnish at this point, then do so. Sometimes there is a dirt buildup and the previous method is required prior to buffing or burnishing when you don't need to re-coat). Once dry, then you are ready to re-coat the floor. Follow the same procedure as with Sealing & Finishing. Allow to dry. Clean all your equipment once you have finished.
As per common knowledge, before you spray buff you must remove all dirt and garbage from the floor and as well the floor must be washed. Set you wet floor signs. Attach a red pad to your floor machine. Spray a fine mist lightly over a small area and buff in a slow swinging manner. Never over-spray as this will case a dulling effect on the floor. Be sure to have more than one pad if you are doing a large area as dried solution and dirt collect on the pad and you must either flip it or change it as needed. Always use a Spray Buff Solution. Never use water and Finish. This can cause marking from the pad onto the floor or in older buildings the extra amps used to start a wet pad can jump the fuse and it is proven that this method cuts the life of each buff pad in half. Once done, then clean your pad off and allow to dry overnight. Remove the signs and dust mop if necessary. Keep all equipment clean. Especially in cold weather do not leave any chemicals or finishes overnight in the vehicle. Report any unusual activities you see to Head Office or to Security Guards on sites. |
